General Information Not Necessarily Known to the "For Sale By Owner"
1. Many "For Sale By Owners" believe they can save the cost of a Real Estate Professional by selling their home themselves. The risks in this venture are not small by any measure. Also, most Buyers want & need that assistance.
It always cost to sell a home!
2. They may, however, overlook the fact that most of today's Buyers are quite knowledgeable & many believe - whether it's true or not - that "For Sale By Owners" tend to overprice their homes & also may factor in the anticipated cost of commissions in case they eventually decide to go with a Real Estate Agent!!
3. The "For Sale By Owners" will incur expenses - sales cost cannot be avoided! However, I assume many of these costs, provide a comprehensive Marketing Plan & the necessary service to implement such!
4. Homeowners can under price their homes since it is difficult for them to keep up with housing values & the supply & demand characteristics for particular types of homes in their area! I have data drawn from a Comparative Market Analysis (CMA) & other reports to assist & guide the Seller in arriving at a Fair Market Value!
5. Homeowners usually do not possess the experience in qualifying potential Buyers in all the necessary areas, especially financial. Prospects can be lost by ineffective qualifying or sales may fall through when Buyers are unable to secure financing.
I can usually prevent this from occurring!
6. The Homeowner's advertising will draw many Lookers who are not qualified to buy, thus wasting their time.
I require only Pre-Approved Buyers.
7. Further, the advertising may present the Owner with having to contend with "Undesirable" people posing as buyers to gain access to their home for whatever reason! Those with criminal intent do not go house hunting with a Real Estate Agent - Me. They don't want a witness against them!
8. Most Buyers are reluctant to open closets, kitchen cabinets & bathroom drawers when viewing a house with its Owner present, as they feel as if they are intruding on their privacy!! Not inspecting these practical aspects of a house may dampen the Buyer's interest & cost the Homeowner the sale.

9. Prospects often feel uncomfortable bringing out objections they have about a house with the Homeowner because they do not want to offend them. Subsequently, they often hide their objections resulting in lost sales.

10. "For Sale By Owners" frequently have problems in the negotiation stages of a transaction. They have difficulty making concessions in a number of areas, such as pricing, possession & personal property.
11. Many Buyers feel Homeowners can not be objective about their home & that the Owners will try to "Snow" them. The Agent, Me - emotionally unattached to the home - is better equipped to handle the Negotiations!
12. Buyers usually want to shop around to develop a basis for comparison. The "For Sale By Owners", without real estate experience, may be unable to show the home in the best light or employ sales techniques that bring success!

13. If the Homeowner does not have time to canvas for Buyers & moves, leaving the home vacant - This presents a difficult sales situation! Not only is a vacant house cold & uninviting merchandise, but it also will be difficult to locate potential Buyers & arrange house showings long distance.

14. Homeowners who do find a Buyer may lose them due to financing difficulties. I have contacts at financial institutions, help Buyers acquire financing routinely & am aware of creative techniques that will facilitate the transaction.
15. If a Buyer has to sell their house before they can buy the "For Sale By Owners", the Homeowner's position is almost hopeless. When I'm involved, there is much more flexibility. I can more easily find a Buyer for your home & I have the knowledge & experience to suggest different ways the transaction might be arranged!
16. Buyers often feel the Owner is only interested in them until the house is sold. Unlike myself, the Homeowner does not necessarily desire or want their future business & can not offer the same level of service that I do.
17. If the home has been on the Market for some time, Buyers tend to think - What is the problem here? Is there something wrong with it?
18. Once a contract is signed - the Real Fun Begins - a complicated Legal & Real Estate process is set into motion. By its very nature, snags in legal & financial procedures are always possible. Misunderstandings between the Principals can & do occur. I am trained to look for possible problems & prevent them; therefore, no solution is required. If one does occur, my involvement will reduce the chances of the transaction falling through!
